STANDARD SPECIFICATIONS OPTIONAL FITTINGS

Subframe: Engineer designed by Taylor Soden of Robina Qld to W41 standard. Built of weather coated steel main bearers

 
Flooring: Made of 19mm MHR structural flooring
 
Wall Framing: Engineer designed and fixed wall frames (and roof trusses where used) in munimum 70mm X 35mm F8 timber to W33 standards
 
Windows & Screens: Good quality powder-coated aluminium-framed and fully fly-screened. External doors fitted with security sliders.
Windows & Screens: Non-standard sizes are available but are extra
Roofing: Colorbond roofing, barge boards and facias. Colour choice  
Cladding: Weathertex, Millwood profile, painted to colour of choice.
Cladding: Non-standard cladding is available but is extra
Internal Walls: High impact Gyprock used throughout except in wet areas where 6mm Villaboard is used. Interior may be painted in colour(s) of choice
 
Floor Coverings: Quote will allow for carpets in all rooms with vinyl in kitchen fitted by others. Wet areas are tiled, choice of colours.
Floor Coverings: Quality and colour choice, non-standard quality or colour is extra.
Wall Tiling: Tiles are fitted within shower screens, splash backs and wall skirting only in utility room. In kitchen wall tiles are fixed between working surfaces and cupboard bottoms.

Curtaining: Curtaining allowance is dependant on number of rooms
 
Kitchen Design: Designed and built into the unit by Symphony Kitchens of Taree. HMR "whitboard" is used throughout. Cupboards are fitted under and above the work surface wherever possible. A 1½ bowl stainless steel sink is standard with a mixer tap and pivoting spout. Provision is made for a dishwasher if required. Range hoods, gas wall ovens and cook tops are standard depending on villa plan and available space. Choice of colours is available for cupboard doors and handles, work surfaces, oven and cook-tops.
Kitchen Design: Non-standard fittings are available but are extra
Hot Water System: a Bosch (or similar) on demand, gas heater is fitted
 
Air Conditioner: a wall mounted 1.5hp reverse cycle unit is fitted by others usually within the lounge area.
 
Bathroom: Fitted with washing machine connections, a fully glassed shower, 750mm vanity unit with mixer and pivoting spout, double flush toilet, framed mirror and towel rails.
 
Bedrooms: Built to the design submitted with the quote and with built-in wardrobes.
Bedrooms: Glassed doors may be fitted at extra cost.
Electrical: An allowance of $400 is made for standard light fittings. The quote allows for a total of 16 double power sockets (one being an external weatherproof fitting). The villa is pre-wired for two TV points and two telephone points.

Carport: Not a standard item
Carport: Can be supplied by others and is a separate quote
Patio: If the design shows a patio, it is included in the price
